your flood risk

During the past five years - Norwich Union has invested upwards of £6m to develop its flood modelling capabilities. Working in conjunction with leading hydrologists, Norwich Union has developed Flood Risk Services offering a superior understanding for management of flood risks.

The success of flood modelling ultimately depends upon the quality of data used and, in developing its new service, Norwich Union recognised an opportunity to improve upon what was already available in the market. This provided the unique ability to generate flood risk ratings at an address level. This benefited Norwich Union and consumers because it:

  • is the largest and most accurate digital map covering all of Great Britain
  • has been specifically produced for insurance purposes
  • enables a better understanding of flood risks to:
  • individual property
  • the depth of flood water
  • the expected frequency of flooding
  • means approximately 810,000 properties receive a more accurate flood risk rating.
  • Flood Search UK Limited through its agreement with Norwich Union enables individual property owners to access this information easily, inexpensively and quickly so they have the most up to date insurance view of their property flood risk rating.

Having received your flood risk rating you can then link through to Norwich Union for an insurance quote if your rating is at moderate risk or below and to Lloyds should your rating be at significant risk. Lloyds backed insurance is subject to a satisfactory survey by Flodef Limited and if considered necessary the implementation of flood alleviation measures as recommended by Flodef Limited.

The flood risk rating takes account of any Indicative Flood Plain, River & Estuarine Flooding, Coast & Tidal Flooding but does not include the following which would need a detailed flood risk analysis undertaking:-

    Sewer Flooding:

Details of Sewer Flood Risk can be obtained via a Con 29 DW Drainage Search conducted with the local Water Authority.

All Water Companies are required by statute to maintain a Register of Sewer Flood Risk together with an analysis of remediation measures and are required by regulatory bodies to provide further information on application.

    Flash Flooding:

Flash flooding can occur even in areas not close to watercourses or the coast and is usually caused by extreme storms with an intensity of rainfall which overwhelms the drainage systems, runs off of hard surfaces, large roof areas and causes localised flooding and this can only be verified by local knowledge or the Local Authority.

    Groundwater Flooding:

This generally occurs in areas of particular ground conditions and may be found by enquiry to the Local Authority.

    Historical Flood Analysis:

Environment Agency records will normally indicate if the land/Property being subject to search has suffered from a history of past flooding. Please contact the EA for this information.
